What is Roomki?

Roomki is a London platform where practitioners book treatment rooms by the hour, day or month, and hosts list their rooms for free.

Who is Roomki for?

Beauticians, aestheticians, massage therapists, physiotherapists, counsellors, hair stylists, nail technicians, dentists, medical practitioners and anyone who needs a professional room to see clients.

How do I book a room?

We're opening Roomki to practitioners in batches. Join the waitlist and we'll invite you as rooms open near you. Some rooms, such as SSV Suites, can already be booked.

Can I rent a treatment room by the hour?

Yes. Many rooms can be booked by the hour or the day, so you only pay for the time you use. You can also take a room monthly.

How much does it cost?

Each host sets their own price. Hourly and daily bookings include a 7% Roomki service fee, already built into the price you see. Monthly rooms have no Roomki fee.

What is split booking?

Split booking lets you share a monthly room with another practitioner and split the rent. Tell us what you need and we'll match you.

Can I book a chair instead of a whole room?

Not yet. Roomki only offers rooms at the moment, but chairs are coming soon. If you're interested in a chair rather than a room, email us at team@roomki.co and we'll let you know when they're available.

Do I need insurance?

Yes, you should have insurance for the treatments you offer. Some hosts ask to see your insurance and qualifications before your first booking with them.

Can I view a room before booking?

For hourly and daily bookings, each listing has photos and many have a video walkthrough. For monthly rooms you can request a viewing through Roomki.

How do I get into the room?

Many rooms have self check-in with a key box or access code. You'll get the details once your booking is confirmed.

What if I need to cancel?

Roomki has a cancellation policy that applies to every booking. You can see it before you pay.

For hosts

Is it free to list my room?

Yes. Listing is free. There's no monthly fee, no commission for hosts and you never pay to reply to an enquiry.

How does Roomki make money?

Practitioners pay a 7% service fee on hourly and daily bookings. Monthly lets are free for everyone.

What kind of space can I list?

Treatment rooms, therapy and counselling rooms, beauty and aesthetics rooms, massage rooms, clinic and consulting rooms and dental surgeries. Roomki is rooms only for now. Chairs are coming soon.

Can I rent my room by the hour and the month?

Yes. Choose hourly, daily, monthly or a mix. You decide which hours are available.

Who will be using my room?

Every practitioner is ID checked and signs an agreement with Roomki before they book.

Can I choose who books?

Yes. You can ask for documents, such as insurance or qualifications, or ask your own questions before someone can book. You approve each practitioner once, not every booking.

How do I get paid?

Practitioners pay upfront when they book. The money goes straight to your own Stripe account. If you don't have one, we'll help you set it up.

What if something goes wrong?

Every practitioner provides ID and signs an agreement with Roomki, which makes them responsible for the room while they use it. We also handle cancellations under our cancellation policy.

Do I need to be there to let people in?

No. Most hosts use a key box or access code for self check-in.

Can I keep using my own booking system?

Yes. Roomki is an extra source of bookings. It works alongside what you already use.

How is Roomki different from a room directory?

Many directories charge a monthly fee to reply to enquiries and leave you to arrange viewings and chase payment. On Roomki it's free to list, practitioners book and pay online, and the money goes straight to you.

Who is behind Roomki?

Roomki is built by the team behind SSV Suites, which runs treatment rooms across London. We've been landlords and tenants, so we built what we wished existed on both sides.
