Renting a beauty room in London: what to know

Who uses beauty rooms

Beauticians, facialists, waxing specialists, make-up artists and brow artists who see their own clients and want a professional room without a salon lease.

What a good beauty room needs

  • A treatment couch with an adjustable back
  • Bright, even lighting or a magnifying lamp
  • A sink with hot water in or near the room
  • A trolley for products and tools
  • Power points next to the couch for wax heaters and devices
  • Storage for clean towels and couch roll

Licences and registration

In many London boroughs, some beauty treatments, such as massage, manicure, electrolysis and some light or heat treatments, need a special treatment licence for the premises. Rules differ by borough, so check with the council where the room is. Hosts can show on their listing whether the room is licensed.

Hourly, daily or monthly?

While you build your client list, book by the hour and only pay for appointments. Once you're seeing clients most days, a monthly room or a split booking usually works out cheaper per hour.

Tips before you book

  • Check the couch and lighting in the photos.
  • Ask if there's a waiting area for clients.
  • Check access times if you work evenings or weekends.
