Quiet, private rooms for counsellors, psychotherapists and psychologists. Book by the hour, take a weekly slot or rent monthly.
Roomki lists counselling rooms to rent in London from independent hosts, from single rooms in wellbeing centres to rooms in shared clinics. Every listing shows the room, the price and when it is free, so you can find a calm, confidential space near your clients without signing a lease.

Privacy comes first. Clients need to feel that nothing they say will be overheard, so look for solid walls and doors, no glass panels into corridors and, ideally, some soundproofing or a sound machine outside the door. Ask the host who else uses the building during your sessions, because a busy salon next door is very different from a quiet suite of therapy rooms.
A discreet waiting area matters too. Many clients prefer not to be seen arriving or leaving, so a separate waiting space, or a building where people come and go for lots of reasons, helps. Inside the room, two or three comfortable chairs at a natural conversational angle, a small table, tissues and a clock both of you can see without turning are the basics.
Natural light and good ventilation make long days easier for you and help clients settle. Finally, think about accessibility: step-free access, a lift or a ground floor room, and a nearby toilet can decide whether a client can attend at all. Roomki listings show whether a room is wheelchair accessible, and you can message the host before booking to ask anything else.
Hourly booking suits counsellors who are building a private practice, working alongside an employed role, or seeing a few clients a week. You pay only for the hours you use. Because clients usually value the same day and time each week, many practitioners book a sessional slot, for example every Tuesday evening, so the room is theirs at that time.
Once you have a steady caseload, a monthly room can work out cheaper and lets you leave books and a few personal touches. Monthly lets on Roomki are agreed directly with the host after a viewing, and there is no Roomki fee on them. If you only need a few days a week, split booking lets you share a monthly room with another practitioner and pay your share.
Prices are set by each host, so they vary with area, building and facilities. As general guidance only, the therapy and counselling rooms listed on Roomki at the time of writing range from around £15 to £25 an hour, £65 to £200 a day and £150 to £1,440 a month. Central locations and rooms with reception or extra facilities usually cost more. A 7% Roomki service fee is included in the hourly and daily price you see; monthly rooms have no Roomki fee. Always check the listing for the current price.
Rooms are listed across London, including North London areas such as Hampstead, Finchley and Holloway, East London including Wanstead, South London including Clapham and Herne Hill, and central and West London. New rooms are added as hosts join, so if there is nothing near your clients yet, join the waitlist and tell us your area.
Create a practitioner account, sign the Roomki member agreement and complete a quick ID check. Some hosts also ask to see your insurance or professional membership before your first booking. Then choose a room and time and pay online. Access details are sent the evening before your booking, and many rooms have self check-in, so you can arrive without waiting for anyone. Roomki is opening to practitioners in stages, so join the waitlist to be told when rooms near you are ready.
Share a monthly room with another practitioner on different days and pay only your share.
Yes. You should hold your own professional indemnity and public liability insurance. Some hosts ask to see it before your first booking.
Roomki does not require a particular membership, but some hosts may ask for membership of a professional body such as BACP, UKCP or BPC, and many clients look for it. Practitioner psychologists must be registered with the HCPC.
Yes. You can book regular hours or take a room monthly, so your clients can keep the same day and time.
It depends on the room. Each listing describes the space, and you can message the host to ask about soundproofing and who else uses the building.
Some rooms have a separate waiting area and some do not. Check the listing or ask the host before booking.
Yes, where the host's opening hours allow it. Each listing shows the days and times the room can be booked.
Hosts set their own prices. The hourly or daily price you see includes Roomki's 7% service fee. Monthly rooms have no Roomki fee.
Not for hourly or daily bookings: you pay per booking with no lease. For monthly lets you agree terms, such as a licence and any deposit, directly with the host.
